165 Boulevard

While 165 Boulevard, constructed in 2012, is not nearly as old as surrounding homes, the house stands as a good example of infill in a historic area that is complimentary to but distinctly different from the surrounding authentically historic architecture. The land that 165 Boulevard currently sits on was once part of the plantation of S.D. Mitchell and was purchased along with much of the Boulevard neighborhood to develop Athens’ first streetcar suburb by the Athens Park and Improvement Company.

However, despite the lot being marked out in early planning maps from the Athens Park and Improvement Company, it does not seem this lot was ever developed for a reason not clearly seen from the limited evidence on the matter. This vacant status is reinforced by the absence of any structure on this land in the Sanborn Fire Insurance Maps available in the 1910s and 1920s and a string of sales of the vacant lot from 1998 to 2012.

Despite its recent construction, 165 Boulevard compliments the neighborhood well through its Neo-Craftsman appearance which aids in preserving the historic character of the neighborhood through modern home design in a period appropriate style
